Construction of a 2-Storey Residential building

Introduction

This proper proposes to construction of a 2-story residential building with 4 spacious kitchens, 5 bedrooms, 3 sitting rooms and a modern-class porch. The house design should allow for a soothing environment that brings comfort of an urban life in a rural estate. The client for this project currently lives in a rental apartment in outskirts of Kansas City where she spends $40,000 for her rent. Apart from the house rentals, she also spends quite a huge amount of money in transport from her home to the city for work. The client’s desire is to bring the environment of the rural area into the urban areas of Kansas City. Apparently, she chose on living away from the city due to her love for rural environment.

Project Goals

The proposed housing project should be capable of;

· Solving the client’s present problems

· Reducing her transport burden

· Bringing a good atmosphere to her compound

Project Objectives

· Build a safe and secure 2-storey building

· Build a spacious and comfortable building

· Deliver the project within the stipulated time period.

Deliverables and milestones

The 2-storey building has to address the client’s current problems. Besides, the building should last for a long period of time. Therefore, we will have to use standard building materials for the construction. The building should feature a wide space and area to bring a high-level of comfort to the client. It should be capable of accommodating eight to ten residents. The whole project is stipulated to take a time-period of ten to twelve months.

The project will begin from the construction planning phase, which will be conducted by a professional planner who will identify the choice of technology to be used, estimation of duration, key resources, definition of individual tasks as well as identification of interaction among the various work tasks.

Project’s overall cost, key staffing and non-staffing resources

The whole project will be overseen by a project manager (Neeraj Jha, 2015). Working under him includes a project designer, and a construction engineer. The house residents will provide computer systems, TV sets, refrigerators, air conditioner and other appliances. For water and lighting, the project management team will hire a licensed and professional engineer to install separate meters for the set-ups. The approximate cost of the 2-storey building is eighteen thousand dollars per square meter. The residential housed is expected to cover two hundred and thirty square meter. The total cost for this residential building is around five hundred and forty million, six hundred and fifty thousand dollars.

Challenges

To achieve the goals for this project, the construction management team will have to through a planned expenditure to meet all the project requirements, time limit, cost, safety requirements, and scope. The project manager will have to manage, control and mitigate anything that could hinder a successful delivery of the project. The following are some of potential challenges to the construction of this 2-storey building.

1) Workforce Challenges

Getting the right number of skilled and unskilled workers for the construction project is one of the main challenges. Construction is normally viewed as an undesirable career due to the dangerous scenes hence getting the right workforce is a difficult. The project manager will have to liaise with the locals for unskilled labor and licensed construction firms for professional labor such as engineers.

2) Time factor challenges

The project has a limited time limit since the client’s desire is to enter her new home in early next year. Inefficient time management would cost the company more in labor costs and equipment. Failure to deliver the project on time will tarnish the company’s reputation with the client and even with potential future clients. The project manager will have to ensure that competent task force is hired for the various duties throughout the construction period top avoid delays.

3) Government Regulations

The project will have to comply with the government’s set standard, building codes and regulations. (Neeraj Jha, 2015). The delays in construction project may be delayed by government inspection procedures.
