Introduction

Team A-3 of The University of Toledo (UT) has created design development

documents for three “outlet style” buildings and a surrounding green area on the

northwestern part of campus. This project is composed of cost efficient approaches and a

sustainable design; the presentation includes a master floor plan, renderings, 3D views

and models, and building footprints. When an opportunity to develop on UT’s campus

becomes available it should be utilized, because with all the surrounding businesses and

communities, space is at a premium. The empty space created by the removal of Dowd,

White, and Nash residence halls has introduced an opportunity to build up the area into a

facility where students and the surrounding community can gather and converse (See Fig.

11).

Project Objectives

The project objective is to entice more people to the campus area, to promote a

community feeling along the UT campus and adjacent areas by providing a green space

for the students and visitors. This project will achieve the satisfaction of fellow students

and other stakeholders such as taxpayers, faculty, and visitors. The design and location

of the North Gateway project will both fill the open space and help bring more visitors to

UT, whether it is on campus visits or just citizens from the Toledo area passing through.

Therefore, the team as a whole is trying to achieve the satisfaction of fellow peers to

build a sustainable and visually pleasing structure to the university campus. The

proposed structure will become quite the attraction on the growing campus.

The team’s initial objective has never been altered as the team has always looked

at the project from a student and community member’s point of view. When approached

by Dr. Kissoff with the opportunity of building up the open space, the team’s main focus

was to satisfy both the community and the student. The project team did not want to

tailor the building more towards UT students and deter community members or vice

versa. Also, the team emphasized the location of the project. The University of Toledo

brings in individuals through athletic events, other campus activities and student families,

but struggles to keep them on campus. By looking through a student and community

member’s point of view, Team A-3 believes that it has created an atmosphere that is

aesthetically pleasing and can help improve the economy of the campus while making

every person’s UT experience that much better.

Project leader, Dylan Orwig, and faculty advisor, Professor Linda Beall, led team

A-3. Other project team members were Aaron Tendam, Stephen Stout, and Bryan

Phlipot. Group A-3 decided to take on the responsibilities of the project in teams of two.

Stephen and Aaron focused on the construction drawings and renderings, while Dylan

and Bryan focused on the estimation, schedule, and project reports. In his own words,

each group member included a short description of the skillset they developed at The

University of Toledo, and how it contributed to the completion of the North Gateway

Project.

Aaron Tendam -For our capstone project the skills I needed and used were taught to me

during my time in the Construction Engineering Technology program at

The University of Toledo. I have learned several cad programs that are as

follows, Autodesk Revit Architecture, Autodesk Autocad 2010. I utilized

these programs to design the building and the 3D models we are

presenting at design expo, the group as a whole designed these models.

Bryan Phlipot – During my last semester at the University of Toledo I was able to

participate in a design development North Gateway project for my senior

capstone. While working on the project, it was very evident that the skills

I learned at UT were coming into play such as technical report writing,

project cost estimate and takeoffs, and Microsoft Project scheduling

software. Using all these skills to make a viable product really showed me

how much I’ve developed here at UT.

Dylan Orwig- This capstone course was very insightful and used the abilities I have

learned through my course of studies at The University of Toledo. As a

requirement for my last semester of my undergraduate studies here at the

university, we as a group were presented with the idea of something to be

developed on the north side of campus. Originally, we had somewhat of an

idea of what to do, so we pursued it. With this location already cleared

out, it was perfect for our idea of a North Campus Gateway facility.

Combining all of our strengths to form a group and present a convincing

design that will surely bring great pride to the engineering college and

show off our “real world” skills obtained in and out of the classroom.

Stephen Stout – The skills I needed to complete this project were obtained during my

course of study and my internship at Bullard Company as a CAD

technician. I used AutoCad to develop the building elevations used in

Team A-3’s capstone project. These drawing are an accurate

representation of our buildings that are normally used in the construction

field. I would not have been able to complete them without my time here

at The University of Toledo.

Design and Analysis

The project team has proposed three separate one story buildings that feature six

retail shops and two restaurants, the use of glass panel walls for passive solar heating,

limestone external claddings to match the buildings infrastructure with other campus

buildings, and a green space for campus and community gatherings. Originally, the

group decided on one completely connected “L” shaped building, but after taking into

consideration the ease of access from the parking lot and the required width of a needed

fire lane, the team decided the best route was to split the building into three separate ones.

The site will be designed with the buildings in an “L” shape to help separate campus from

busy Bancroft Street and focus all views to the campus surroundings. The three-sided

courtyard will create a green area where trees and landscaping can be planted.

The proposed shops and restaurants will help bring cash flow to UT in the form of

increased business activity and rent that tenants would pay. The aesthetically pleasing

design will only improve the looks of an already beautiful campus. The surrounding

communities such as Old Orchard, Bancroft Hills, and Ottawa Hills will also benefit from

the new North Gateway project: new retail space, replacing dated small scale retail with

inadequate parking, and a new open green space to compliment Goddard Field.

The floor plans for the shops will be very similar with only a small difference in

square footage and the location of the entrance door. Each of the two shop buildings will

consists of three separate retail shops with floor plans that can be arranged by the tenants.

The shops will each have a room for storage and a back door that leads to a covered alley.

This alley will allow for easy access to the shops storage space for inventory and

supplies. The two shop buildings will be separated by a sidewalk that will lead to the

parking lot, and shops 1 and 6 will have entrances that face each other (See Fig. 1). Shops

1,4 and 6 will have an area of 2,451 SF, shop 2 will have an area of 2,484 SF, shop 3 will

have an area of 2,442 SF, and shop 5 will have an area of 2,475 SF.

The restaurant building will consist of two separate spaces with an area of 7,284

SF. Both restaurants will consist of a dining room, bar, kitchen and storage spaces (See

Fig. 3). The dining room and kitchen area will be open so the layout can be organized to

meet the tenant’s needs. There will also be a patio space available that will be built into

the courtyard for patrons to take advantage during the warm summer months. The

entrances will be located on opposite ends of the buildings, and patio entrances located

on the east side of the building (See Fig. 1 and 10).

Results

The completion of the design development documents, schedule, and estimates has given

UT a viable option for the new open space on the northwest corner of campus. With

perfect conditions, eight-hour days, and a large crew, the project will take approximately

134 days and cost $5,093,147. The six outlet shops and two restaurants will take full

advantage of the prime location and give the community and students to come together.

North Gateway will help UT reach into the surrounding communities, while also letting

the surrounding communities reach into UT, which was the main objective from the

beginning.

Discussion and Conclusion

This project takes advantage of a newly acquired building site on campus, and

creates an attractive building and green space that student and community members can

use for a variety of purposes: shopping, socializing, and eating. This project proposes a

solution to the issue of a lack of sufficient functional gathering places for students and the

community to unwind and enjoy a good meal or just take a break from a stressful day.

With the environmental design and strategic location the North Gateway project is sure to

be a pronounced addition the campus community.

In conclusion, the group believes that the biggest contribution this project will

bring to the UT campus is the resurgence of business and social activity. This will bring

an improved UT experience for the students and for members of the community, and give

people another reason to come enjoy the already great UT experience.

Budget

Due to the conceptual design process, Team A-3 used the facilities and materials

provided by the College of Engineering. Therefore, none of the budget was used, but will

be used for the expo presentation.
