Group 4 Presentation

Against the shopping center

Introduction/ Proposed Site Plan -AM

# Parking spaces: 302

Standards: 5.5 parking spaces per 1,000 sq ft

- Should be at least 330 spaces on site plan

- Should have loading dock, fire zones

Multi-functional shopping center

Issues- AM

-Traffic

-Environmental issues

-Pollution

-Flooding/runoff

-Social Concerns

Traffic- ASV

Talk about trip generation and how the program (HCS2000) works, how to take traffic counts, etc

Trip generation w/ shopping center in=?

Currently “F LOS” at corner of Tenant Rd and Rte 79 and “B/C LOS” at corner of site and Greenwald Rd

Based on HCS2000

-Require improvement of curbs, sidewalks, crosswalks, pedestrian safety measures

-Houses nearby

-Dumpster locations

Environmental Issues

Noise pollution

Air pollution

Waste disposal

Vegetation

Flood maps

Wetlands, wetland maps

Pollution (noise & air) -AA

Noise pollution- use data from group ->

Air pollution

Describe the general issues

Environmental Issues: Ecology- OSO

-Impervious coverage (paved roads/asphalt)

*Affects aquifer recharge (disrupts hydrologic cycle)

*Velocity of runoff from paved surface will disrupt the ecosystem of nearby wetland

*Pollutants striping from building materials

-Clearing of trees currently on lot will disrupt the quiet nature of the residential neighborhood

-See page 12 of document “Emailing Sustainability” on Google drive for Wetlands map

-Waste disposal, proximity to landfill

-Call Town Hall at 732-536-0200 to see if they will send a Wetlands Map

Flooding/Runoff -DB

Flood zone maps

USGS FloodMap

Natural disaster issues

Social Concerns- CG

Police/hospital/fire dept nearby?

-There’s already a shopping center nearby

-Need Soil test and samples for dangerous carcinogens and heavy metals

-Need Soil logs or any geotechnical information to determine the suitability of construction in the historically poor soil capacity of river bank and watershed areas.
