Night Sky Cooling • Automatic operation by BMS
– Operates from Midnight until 6:00AM when thermal storage water in tanks > 15°C and roof temp < 2°C (adjustable) above thermal storage water.
– Ceases when tank water = 15°C +/- 1°C
• Set points are adjustable via BMS
In-Slab Heating/Cooling System • Automatic operation on BMS from 6:00AM until 6:00PM (adjustable)
• Each screed circuit operates from a Zone Manifold (automatic operation – no need to touch)
– In Winter – at <10°C ambient at night time, system activates heating mode at 4:00AM (adjustable)
– In Summer – at >27°C ambient at night time, system activates heating mode at 4:00AM (adjustable)
Workshop Radiant Gas Tube Heating • Automatic On/Off switching and temperature control (adjustable) via
BMS time clock control with manual over ride.
• Black bulb type heat sensors located in workshop area in 3 localised zones served by the heaters
Gas Tube Heaters
Workshop Ventilation Fans • Automatic On/Off switching via BMS time clock control with manual
over ride. – Fans switch on when ambient outside air temperature >25°C (adjustable)
– Fan speed controlled by variable Speed Drive (VSD)
Compressed Air System • Automatic operation switched On/Off via BMS central time clock
control – There are 2 compressors in workshop area
– Compressors switched off at 6:00PM via BMS (adjustable)
Motorised Ventilation Louvres • Automatic operation at roof level
– Associated with Natural Ventilation, night purge and relief air.
– Time clock controlled and driven open if weather station indicates favourable external conditions
– Driven open via UPS in case of power failure or Fire Alarm
Gabion Rock Store Ventilation Intake • Tempers hot ambient air in Summer and draws fresh air in through 3
underground pipes to fan rooms. – In the event of water ingress to underground pipes ( microbiological risk)
moisture sensors will detect water and divert air intake to an alternate above- ground FA intake.
– Water removed via pump within pipe pit.

Electrical Systems Lighting Control Functionalities
• Push button to turn on lights – 20 minutes no movement reduce to 50%. 20 minutes no
further movement – turn lights off automatically
Trade Studios, Admin Office, Technical Hubs, Labs, Flexible Learning
• PIR turns lights ON and OFF – after 15 minutes no movement, lights turn off
Toilets, Tool Store, Collaborative Learning, Group Learning Pods, Print Area
• PIR turns lights ON and OFF – lights stay on if any part of floor is occupied. After hours
lighting to 50% - then if no movement in 15 minutes lights turn off
Gallery, Atrium, Corridors, Flexible Learning
• Push button to turn on lights – PE functionality maintains 320 lux on workstations. If no
movement in 15 minutes lights turn to 50% and then after another 60 minutes, lights turn
off in Business hours or after another 15 minutes, lights turn off in ‘after-hours’ times
