Risk Assessments

As a construction project, the four commercial buildings need to be constructed according to the set laws and regulations regarding occupational hazards and safety regulations as per state and federal laws. This will either stall the project or ensure the project's success. The safety of the people near the project needs to be considered. The project members and staff should thus ensure that the materials and heavy equipment are carried and operated with no risk to the immediate neighbors.

During the building construction for the four commercial buildings, it is important to identify the risks involved in constructing in a densely populated neighborhood. The construction period is close to people, and there are many risks involved due to the expected interference from neighbors. Children are expected during the project and they are known to be adventurous and may venture to play in the site raising many risks. Pedestrians or vehicles are also expected on the site, and with many heavy equipment involved there might be a risk of accidents or hazards. The other major risk that the project faces is the risk of legal limitations due to the construction of commercial buildings in highly populated residential areas (Hubbard, 2012).

The major risk is laws and regulations regarding building construction in the state of operation. Children also need to be considered since they may access sites even with prior warning. The residents operating within the project site also need to be considered as a potential risk.

During project management, it is important to identify regulations affecting the project. This makes risks related with children the highest risk at 60% since they play and interfere with construction operations even after working hours. Construction materials may fall, or new construction may collapse on children. Pedestrian neighbors within the site mat also face the same risks in their daily activities.

Contingency Plan Development

As a business project, a commercial warehouse construction should ensure the parent business maintains its operations. It is, therefore, important to ensure all construction regulations and laws are met before the start of the project.

The second stage is sealing the site from unauthorized personnel and neighbors. A fence should be constructed before the commencement of actual construction. This should be done two weeks before the start of the project, and visible signs placed to notify passersby. Residents in the neighborhood should also be notified of the construction to minimize public presence on the site. This should be done seven days before the start of the project. Security personnel should also protect the site during off hours (Crockford, 2013).

As a commercial and community improvement program the four commercial sites must be constructed in a legal and less harmful way. All stakeholders should be considered in project preparation and implementation. Staffs at the site also need special uniforms to ensure safety at the site. The neighbors should also be supportive of the project since it would improve lives due to increased business and opportunities. Success is the efficient implementation of the project to ensure functional warehouses are built with minimal hazards to the local community and ensuring improved business in the project area. Sealing of the site and controlling site entrance will reduce the risk identifiable with the project.

Operational inefficiencies of the project may include minimized ways to control the neighboring community. It may be difficult to control passing through risky areas in the project's site especially children. Enough barrier space will be provided to separate project workers from unauthorized individuals. First aid devices for normal accidents will be available on site with the local ambulance on speed dial in case of any construction disaster.

Plan Maintenance

The first part of this contingency plan is to communicate to all identifiable stakeholders. Public address methods may be used to the immediate community while emails and memos will be used for project workers and internal stakeholders. People should also be made aware of their roles in the plan and relevant training applied. All the staff and project employees will also be taken through a disaster preparation drill practically, and results recorded and analyzed. The plan will also be regularly evaluated to test for its practicality and effectiveness, and relevant changes introduced. Change and revised plans should then be communicated to project stakeholders replacing the old plan.

The contingency plan should then be regularly audited comparing actual performance and risks identifiable with the project. If there are necessary changes then, they should be approved and implemented to ensure safe and controlled project implementation.
