Create proposal of strategy to resurrect retail. Every investment manager, developer, investor, and industry specialist is trying to figure out what the future of brick and mortar retail will hold. In the meantime, retail vacancies continue to climb and many retail centers are in trouble. You have the opportunity to launch your own real estate firm and have decided to focus on seizing this moment of dislocation in the retail space. You’ve been working through the decision process on what strategies/combination of strategies across the risk spectrum (Core, Value Add, Opportunistic) to focus upon and what geographies to target. Whatever you do, you’re determined to take a novel approach - combining your creativity, millennial familiarity with technology, and real estate knowledge. Will you redevelop existing centers? Make big defensive core buys? Reimagine new uses? Wherever you end up - be creative...Who are your tenants, why? Do you have a new approach to programming space? To help sort through your thought process, you are drafting a business plan/proposal to share with investor “friendlies” for their feedback. Remember, retail scares a lot of people...you’ll need to be convincing. *Notes: 1. A strong proposal is specific - it references market research, example properties, and demonstrates understanding by incorporating concepts from lecture. If you would like to propose a service business, I will consider it. However, please email me a 1-paragraph explanation of the idea before May 29 so that I can insure you’re on the right track. Length: Unlike the commentaries, I will not dictate word count. Instead the emphasis should be on covering the material in proper detail while conveying the strategies clearly and efficiently...exactly like a real-world proposal should. Every proposal should include a pro bono section. --- Example Structure: Part I: Firm Concept / Strategies What will you do? Why will you do it? Form your strategic argument and support it with macro, tenant industry, and market statistics. Part II: Strategy detail Opportunity Identifying Qualities (what will you be looking for in target assets/sites?) Key risks + mitigation Indicative transactions / example portfolio Part III: Asset Management (get specific, get creative) What tenants/uses will you target? Why? Any special programming of your space? Part IV: Target Investor Profile Who might like this idea...why? Part V: *Pro Bono Activity Every one of us in the industry has a duty to give back...now that you’re your own boss, how will you use your free time and knowledge of RE investment/the built environment to help society at large? (*This section does not need to specifically relate to retail or your company’s focus)
