I want a pro forma sheet about a two bedroom apartment investment property in Dubai Jumeirah. I want it to include the expected income. Also,  what are the pressures (quantified) on the investment? Is there any taxes? give me an explanation of what you're doing because I have to do a 3 page narrative paper about it. Here is the information about the project: 

"There are 300 points available to the students to be earned through research, evaluation, and presentation of actual real estate investment alternatives. Students will submit real estate properties to the class for open discussion or presentation by the student. The points will be awarded throughout the semester to students submitting an example of real estate available in the current market for investment and utilizing the concepts gained from the text and the classroom to evaluate the property for investment. Up to 100 bonus points will be awarded by the class based on their evaluation of the presentation. 

The student will treat the classroom as the Board of Directors, and the Instructor as the CEO and Chairman of the Board of Chico Stone Investments, Inc. Your position, as Junior Investment Analyst, will be to provide a written report recommending the use of $1,000,000 as investment capital available for investment in real estate to be invested over the next 10 years. 

Your recommendation will be evaluated along with the other Junior Investment Analysts to determine whose recommendations will be used to invest a total portfolio of $10 Million. In addition, the five analysts that provide the best-case discussion and evaluation of the relative risk and return of the real estate investment proposed will achieve a promotion to Assistant Vice President and participation of the bonus pool. The pool will be paid through up to a 50-point bonus to the student’s point total.
