Case Study 1: Mission Rock, San Francisco

Location: Across McCovey Cove from AT&T Park

Size: 28 acres. Cost:$1.6 billion.

Description: The development will include approximately 1,500 apartments, with 40 percent of those units for low- to middle-income families and approximately 1.3 million square feet of office space, retail and parks.

Developer: The San Francisco Giants.

Status: The environmental impact review is under way. The Giants had forecasted receipt of all approvals by the first quarter of 2017. Much of this is still open-eneded.

Significance: For eight years, the San Francisco Giants have been working to develop the land across from AT&T Park for housing, office, retail and parks. The team won the rights to develop Mission Rock in 2009 and then sat tight as the economy recovered.

In the last election, San Francisco voters approved the Giants’ plan to increase building heights, giving the team a crucial win.

The Port of San Francisco-controlled site is surface parking. The plan is for the team to partner with developers to build out the apartment and office towers. The development is slated to include 10 apartment and office buildings that range from 120 to 240 feet tall, eight acres of public parks and a new space for Anchor Steam Brewery.

YOUR ASSIGNMENT

As a project consultant, your task is to create an extensive Public Private Partnership in Las Vegas, Nevada in conjunction with the new NFL Stadium in construction for the Raiders. There will be similar challenges in the acres adjacent to this new stadium, but for this exercise, let’s assume that the political obstacles have been cleared and you are able to proceed on all fronts. Please give this development project an original (and ideally catchy) title… anything goes!

Caesars Entertainment Corporation announced Thursday a 15-year partnership that will make Caesars Entertainment the first founding partner of the Las Vegas Stadium, the future home of the Las Vegas Raiders.

The partnership also marks the first Raiders deal with a gaming and hospitality company, providing select Caesars Entertainment customers and Total Rewards members access to exclusive experiences like the customized Caesars-branded Owners Suite at the 50-yard line of the Las Vegas stadium, VIP Dinners on the field, training facility events, fantasy camp participation, stadium tours, along with tickets to home games and most stadium events.

What type of nearby attractions (be specific) do you feel would complement one another and satisfy the ever-changing wishes of sports fans… Food & Beverage? Entertainment? Tech?? Build out an environment that people, even non-sports fans would want to visit and enjoy… Where are the “common denominator, like-minded, shared values” business opportunities?

Your task is to identify a minimum of 5 specific businesses (BRAND NAMES please) that you would bring in to create a successful, fan-friendly “Destination” to succeed as they have in St. Louis. Briefly tell us WHY you have selected these 5 entities and HOW they fit in your plans.

Be creative and think primarily for sports fans but also consider the average visitor to Las Vegas (if there even is such a thing). Be clear, concise and thoughtful in planning & developing your unique Public/Private/Partnership Project.

This assignment will count for 15% of your Grade. The general parameters and criteria are detailed below. This is a written assignment – 2 to 3 pages in length (1,300 – 1,500 words).

4. STRONG CONCLUSION that summarizes your overall vision for this project, ties together your opinions and re-states your position(s) clearly and confidently.
