Risk management is an especially important aspect for a project to be successful. Usually when hiring someone or taking on a job you want to make sure that you have a good idea of the character of the other parties involved in the contract.

Keeping safety records and providing those at a prequalification stage is important because that way the owner can have a better idea of how safe the GC is and how the GC complies with all safety regulations and laws.

 It is important because in most cases this phase can either make or break a company. If the project is done the close-out is quite simple but detailed procedure. In synthesis, this procedure is to make sure that all the parties involved in the project have fulfilled their contractual responsibilities, and to assess the success of the project and lessons learned for future projects.

Subcontractors’ injury statistics can help not only the general contractor but also the owner, being that the construction industry is one of the most dangerous trades it is important that everyone in the team understand the safety standards needed to avoid injuries on site.

Another important reason is also monetary, since the workers compensation premiums could increase if safety records are not good.

I think that the presence of a strong safety culture, a strong safety management program will be reflective of the quality of product delivered in the end. I believe people will work harder with a higher degree of quality when they feel that their interests of going home at the end of the day how they came into start is present. It rolls downhill when the company or organization does not care, the individual will not care as many corners will be cut. Construction is a dangerous line of work, in the industrial/refining facility environment the margin of error is small, and results can be catastrophic. Due to that nature- if strong safety management program is not in place, safe work practices not emphasized,  accidents are prone, a safety related incident could have a catastrophic failure result.

This designates formal completion and no further activity on the contract document. The approach is like a checklist verify all work, deliverables, documentation has been completed and final invoices have been paid. Once the contract has been closed out and archived, should not be re-opened. In the event there is additional work which comes up after the order is closed, should be treated like a new item and issued as its own individual contract.

It is particularly important to consider a contractors safety record because it can help determine the amount of risk the bidding contractor will pose on the project. Framers are already a high-risk trade so they are definitely a trade a GC will want to review their safety record and take that into consideration when awarding a contract. This is a scope that GC's shouldn't just look at the price because the lowest bidder can also have the worst safety record out of all of the bidders and bring the most risk to a project.
