Introduction
The purpose of this project is to compare housing prices in various parts of Newcastle, taking Jesmond and Byker as examples. The hypothesis is that houses in Jesmond are more expensive than houses in Byker.
Jesmond, widely regarded as Newcastle's wealthiest suburb, Jesmond is located about 2 kilometers north of the river. It is also a residential area. There are many types of houses to live, including flat, bungalow, detached and terraced. Some streets, such as Mitchell Avenue in Jesmond, still contain very expensive houses dating back to the late 1980s and early 1900s. Historically, it is part of Northumberland County, adjacent to the east side of Town Moor, and provides walkways and cycle paths to Spital Tongues and the city's two universities. Jesmond has some of the best bars and restaurants in the area, as well as many boutiques and cafes. Jesmond has a lot to do, and there are many beautiful sceneries to admire, perfect for couples and people who want to have leisure time. Jesmond is the perfect place to stay in Newcastle because it is easily accessible by metro from the city center and the coast, which means you can catch a car at any of the three nearby stations to travel around the area.
Baker is an intra-city electoral district in Newcastle upon Tyne, Tyne and Wear, England. It's in the east of the city, and Byker Metro Station serves the area. In ancient times, this was a hard working-class area of an industrial city, and local housing was considered unfit for human habitation. Originally, Byker was a dense terrace of Victorian working-class Tyneside apartments, arranged in a straight line of iron grids (Duel, 2017). Today, Byker is still not an affluent residential area. there are relatively few room types, mostly apartments.
Methodology
This project needs to survey the prices of Jesmond and Byker, so the method of Secondary Research is more suitable for collecting the data needed by the project. When collecting data, it became apparent that Google Website was a suitable tool for this project.
Rightmove(https://www.rightmove.co.uk)is the most suitable website when looking for house prices. Just enter the area name and it will show all the room types and rates in the area. When selecting samples, simple sampling is used the most. In the case of many listings, in order to better reflect the general phenomenon, systematic sampling, which means that every five data collections will be used. However, due to the small number of houses in Byker, 30 houses are recorded in the table.
In the end, the collected data will be displayed in the form of a chart, and the room types in the two regions will be compared. Meanwhile, we use Box Plots to show the difference in house prices.

Comment
The pie charts show the proportion of types of houses in Jesmond and Byker, and it is obvious that it takes similar proportion from each area in Semi-detached houses. Similarly, flat has the largest proportion in both regions. Byker has a higher proportion of Terraced houses than Jesmond. However, there are no Bungalow and Detached in Byker, while these two types of houses are occupied lower proportion.

Comment
These two histograms illustrate the number of houses in each price range in Jesmond and Byker. It could be seen that house prices are more concentrated in the two regions, between 20,000 and 100,000, 30,000 and 120,000 respectively. Besides, few houses outside this price range.

Box plots reflect the general situation of housing prices in the two places. It is clear that almost all houses in Byker are priced lower than Jesmond. And Jesmond's house price difference is larger compared to Byker.

The table above describes the average, mode, and median of house prices in the two regions. Obviously, in these three figures, Jesmond's price is much higher than Byker.

Comment
Standard deviation illustrates a measure of spread often used to compare 2 sets of data. Therefore, the above data shows that the gap in Byker house prices is much smaller than Jesmond.
Conclusion
In conclusion, this project uses sample surveys and statistic calculations to show Jesomnd and Byker's house prices generally, and uses Box Plot to represent the spread of the prices. Finally, we can see that Jesond's house prices are much higher than Byker's house prices, which means hypothesis holds.
Take two houses, which are in different areas, as examples. Comparing lower-priced houses in the Jesond area with higher Byker houses, the property in Byker is well-positioned for access to Quayside and City Centre amenities, while the property in Jesmond is adjacent to the village green and Holy Trinity Church and within walking distance of Jesmond Dene, local shops, cafes and restaurants on Jesmond Road, as well as road transport links to the coast and Newcastle city center. Obviously, the location and entertainment equipment of the two areas are very different, which leads The difference in house prices.
As a result, the prices of houses in Jesmond is indeed much more expensive than the houses prices in Byker.
