Assessment Task 4: Marketing project

This task consists of five parts:

§ Part 1: develop marketing plans for properties § Part 2: present marketing plans

§ Part 3: develop marketing materials § Part 4: implement and monitor plans

§ Part 5: review plans.

Part 1: Develop marketing plans

What you need to do:

§ Develop a marketing plan for each of the properties outlined below. § You will need to do this for a number of lease properties and a number of sale properties.

What you will need:

§ Research materials such as books, internet, magazines, workplace documentation etc

What you need to submit:

§ Your marketing plan for each property in this task.

Instructions

You are to develop a marketing plan for each of the properties outlined below. Each marketing plan must include:

§ aims and objectives

§ target group identified for marketing plan § marketing activities

§ timeframe for marketing activities § advertising budget.

Note: you can also develop marketing plans for properties you are already familiar with to complete this project; however, you must ensure that you develop marketing plans for each of the following types of properties (one lease, one sale of each type):

§ residential property

§ development property § rural property

§ business § retail property

§ commercial property § industrial property.

LEASE PROPERTIES

Lease property 1: Residential

Three bedroom house in Coburg located on a major arterial road on a block of land that is approximately 475m2. The house has three double bedrooms, central bathroom, separate lounge and kitchen/dining area and separate laundry. Features include ducted heating and evaporative cooling, an established rear garden with patio, off street parking via rear ROW.

The house is in a liveable condition; however, it is showing signs of age.

The house is in a central position, close to public transport, CityLink access, shops and schools

Lease property 2: Residential – multi unit sites

One bedroom apartment in Ascot Vale. Close to public transport including trams and trains, local shops, Flemington Race Track and Royal Melbourne Show Grounds. Features include open plan living dining, stylish kitchen, bedroom with built-in robe, en-suite bathroom and allocated car space.

Part 2: Present marketing plans

What you need to do:

§ Present marketing plans for four properties to your friend/colleague, who will role play the client of each property.

What you will need:

§ Two marketing plans for sale properties you developed in Part 1 of this task (one must be a residential property, the other non-residential)

§ Two marketing plans for lease properties you developed in Part 1 of this task (one must be a residential property, the other non-residential)

§ Your friend/colleague, who will role play the clients of each property.

What you need to submit:

§ Marketing plans for properties § Video/audio evidence of your presentations

Instructions

You are to present your marketing plans to the sellers and landlords of the properties you have chosen. In all cases the client will be role played by your friend colleague. You will do a total of four presentations (two lease clients, two sale clients).

The intention of each presentation is to show the client your marketing plan and reach agreement on the plan, activities and budget.

Each presentation must cover the following:

§ potential buyer profile

§ benefits of effectively marketing property for sale § strategies and timeframe for marketing property

§ factors influencing choice of marketing strategy § possible marketing activities

§ an explanation of the costs of different marketing strategies and activities.

Part 3: Develop marketing materials

What you need to do:

§ Develop marketing materials for all the properties listed in Part 1 of this task.

What you will need:

§ Research materials such as books, internet, magazines, workplace documentation etc

§ The property information from Part 1 of this task

What you need to submit:

§ The marketing materials for each property § List of questions to be asked inspections

§ List of networks § List of other marketing activities.

Instructions

a) Develop the following marketing materials for the lease properties: § Property 1 – Website listing

§ Property 2 – Agency rental listing § Property 3 – Brochure

§ Property 4 – Direct marketing letter § Property 5 – Signboard

§ Property 6 – Online advertisement § Property 7 – Direct marketing email

b) Develop the following marketing materials for the sale properties:: § Property 1 – newspaper advertisement

§ Property 2 – website listing § Property 3 – brochure

§ Property 4 - Submission for agency property guide § Property 5 – online advertisement

§ Property 6 – Signboard § Property 7 – Direct marketing letter

§ Property 8 – Direct marketing email

c) Make a list of questions that you could ask during inspections for each type of property.

d) Make a list of networks that you could access for the non-residential properties.

e) Identify any other activities you could undertake to promote all of your properties.

Part 4: Implement and monitor marketing plans

What you need to do:

§ Develop an implementation and risk management plan for the marketing plans you developed in Part 1 of this task.

What you will need:

§ Research materials such as books, internet, magazines, workplace documentation etc

§ Access to workplace policies and procedures

What you need to submit:

§ Implementation and risk management plan.

Instructions

In this project you are required to research and present an implementation and risk management plan for the marketing plans you developed in Part 1 of this task.

If you are currently working in a real estate agency you may use information accessed through your workplace policies and procedures. You should identify any areas for development or improvement. If you do not work in an agency, you should research information and/or visit a local agency.

a) Develop an implementation plan that addresses the following:

§ strategies for identifying and briefing other people on their roles and responsibilities § strategies for monitoring the activities to ensure that they remain on target and achieve outcomes

§ strategies for maintaining communication with clients and keeping them updated on progress § strategies for monitoring costs

§ techniques for gathering quality feedback from clients and other staff

§ process for making adjustments to marketing plans if required, including consultation processes and improvement strategies.

b) Develop a risk management plan, including a minimum of three risks and the strategies you would implement to manage the risks.

Part 5: Review the marketing plans

What you need to do:

§ Present a plan for reviewing and evaluating your marketing plans.

What you will need:

§ Research materials such as books, internet, magazines, workplace documentation etc. § Access to workplace documentation § Review participants.

What you need to submit:

§ Your completed plan.

Instructions

In this project you are required to research and present a plan for reviewing and evaluating your marketing plans.

If you are currently working in a real estate agency you may use information accessed through your workplace policies and procedures. You should identify any areas for development or improvement. If you do not work in an agency, you should research information and/or visit a local agency.

a) Develop a review process that includes the following: § review of outcomes against aims and objectives § assessment of outcomes against budget and timeframes § how feedback is collated, analysed and documented § positive and negative lessons learnt and how these can be used in developing future marketing initiatives.

b) Review your marketing plans with at least two people, for example your supervisor, work colleagues, other students. Ask them to provide feedback on the quality of your plans, particularly in relation to ethical standards and best practice processes.

If you are working in an agency on a work placement, you should also demonstrate how your plan reflects agency practice.

You will need to submit as part of your assessment evidence of the feedback you have received (for example, emails, comments, records of verbal discussions, etc). Using this feedback, evaluate your plan and identify areas for improvement. Make these changes to your plan.
