Classifying Estimates
• Estimates can also be classified as
– Square foot or cubic foot estimates
• Used when only proposed size of project is known
• Accuracy is usually -20% to 30%
– Assembly estimates
• Used as a budgetary control tool in planning stage
• Accuracy is usually -10% to 20%
– Unit price estimates
• Working plans and full specifications are required
for completing unit price estimate
• Most accurate one and time consuming
• Accuracy is usually -5% to 10% 2

– Which is used for assemblies(or systems)
estimates
– It is organized in divisions
• A-Substructures
• B- Shell
• C-Interiors
• D-Services
• E- Equipment
• F-Special Construction

– Each division is further broken down into
individual assembles.
– Each individual assembly incorporates several
different items into a system that is commonly
used in buildings.
– In the assembly format, a construction
component may appear within more than one
division, eg., concrete is found in substructure
as well as shell

• CSI Master format
– Commonly used in unit price estimate (most
accurate estimate).

The Construction Specification Institute (CSI)
– The Specifications provide;
• The description of the required materials and
equipment and their fabrication, quality,
workmanship, and/or installation details
– Estimates are organized using the CSI
• Developed standard format for organizing the
specifications known as the MasterFormat
• CSI were 15 (before 2004), now 50
• They are organized in divisions
• The CSI format ties with computer programs and
cost accounting systems
• It is not advisable to memorize the major divisions
as their constant usages will ensure mastery 6
