Affordable Housing Project

Project Summary

As the gap between the rich and the poor widens, many citizens are finding it difficult to afford one of the basic needs of a human being and that is shelter. Starting from the middle income earners to low income earners, the fact that they find it difficult to at least own their individual houses is a vivid indication of the existing problem of housing in the United States which needs to be addressed. As per the census tracts of the United States, 40% or more of the American families have income levels below the federal poverty threshold. That is, the number increased from 7.3 million in the year 2000 to 13.9 million in the year 2013. By 2020, the number is anticipated to rise even more (Schwalbe, 1). For this reason, this Affordable Housing Project is meant to purposely address the problem of housing in the United States. The first phase of the project will take eighteen months and 3000 affordable housing units which will accommodate more than 1500 families will be constructed.

Project Goals

Many a times, affordable housing projects arises as a result of the changes in economic, market, social as well as political situations which tend to change from time to time. But it must be stressed that this project is purposely meant to alleviate the life as well as the basic living standards of a common citizens. For this reason, this project has got the following goals;

The first goal is sheltering households. According to title II of Housing Act of the United States, every American citizen and family is entitled to a decent home as well as suitable living environment. However, as per the conditions on the ground, most American families are suffering in slums. As a result of this, the Affordable Housing Project is in place to provide the basic quality shelter to American families (Schwalbe,1).

The second goal is enhancing community development. It’s clear that this project is purposely meant to promote community development. The project will automatically generate the most positive spillover effects like hiking of the local jobs and businesses demand, reducing issues of crime as well as encouraging an effective utilization of the already available public infrastructural networks (Kerzner, 2).

Objectives of the Project

The Affordable Housing Project is purposely aimed at attaining the following objectives;

a) Provision of low cost houses with minimum standard of housing quality to the low income American families. This will again enhance safety as well as health of the American citizens. The congestion as well as the poor living standards of the slums tend to put the life of the American families at health risks.

b) Improving the American low income families’ well-being by helping them to access clean water as well as sanitation services, besides getting access to basic quality social amenities like schools.

Project Management Structure

The structure that I will employ in managing this project is project-based organizational structure. I and my project team, we will purposely be constrained in delivering or completing the first phase of the project within the stipulated time of eighteen months. The following shows the structure to be adopted.

Mechanical and Electrical Department

Architectural and Procurement Department

Structure and Building Department

Finance Department

From the above hierarchy, the procurement and architectural department will be involved in ordering of the project materials as well as the generation of plans for the whole project. The architectures will be the core individuals in the design of the project. The structural as well as building department will be in charge of the implementation of the plans from architectural department. The exact quotation of materials to be utilized in the project will be given by the structural and building department so that the procurement section can initiate the ordering of the materials. Some of the materials required include bricks, cement, sand, metals, iron sheets and many more. The Mechanical as well as Electrical Department will also give their quotations which will be in line with the architectural design. For all the materials to be available, finance department must endorse all the quotations from the involved departments so that the procurement section can have a chance to procure the materials (Fleming, & Koppelman, 3).

Series of Activities

The first stage of phase one of the project will start with preparation of project plans by the architecture team, which will take one month. The second stage will be taken by the structural and building team in excavating the ground for foundation laying. This will take one month. The third stage will involve both structural and building and electrical teams in laying the foundation. This will take two months. The fourth stage will be the longest with all the departments involved. This will entail raising the structures fully. This will take eight months. Finally the final stage will entail finishing of the houses which will take five months together with inspection and finally the remaining one month will entail handing over the project to the stakeholders (Meredith, Mantel Jr, & Shafer, 4).

Project Stakeholders

The key stakeholders of the project will be my company which is the American International Construction Company. It will take 50% of the share of the project. The second stakeholders will be the federal governments which will take almost 30% of the shares and lastly the national government will take 15% of the shares with the remaining 5% being taken by other stakeholders. The major role of these stakeholders in the project is financial support and also the general management of the whole project (Heagney, 5).

Customers of the Project

The project is meant to assist the less fortunate in the society, therefore, they middle as well as low income families will be the main customers with a priority of 80% preferences during house issuance. The second customer is the government, the government can decide to buy the houses and then sell them to the middle and low income earners at a subsidized costs (Walker, 6).
