Real estate management project

This ongoing property management project is based on the sale of land, the construction of buildings for resale and rental. A real estate project means securing, improving, and operating or reselling any genuine domain resource or group of associated genuine domain resources (and specifically associated exercises) through unhindered backup. The project are more based on the sale of land, houses already built. And the project that they could undertake would be a project based on building their clients homes of choice. For more explanation I mean the customers come with the model of the house they want and the company will make them the construction budget.

This project is managed by several departments whose main managers are the architects, then the marketing managers, the management manager and the financial managers. In this project, each management service must ensure the proper functioning and weaknesses of the projects. This means that the architect takes care of all the plans for the buildings, calculates and plans the construction of the buildings requested by the company, and then draws up an estimate. The marketing director also supervises the marketing of buildings, promotion through well-presented posters and quality montages.

The manager of the project control the whole project, he supervises all the departments in order to find the problems and the means to manage the difficulties. The CFO is responsible for managing the purchasing area and all matters related to money, checks.

So for this project, everything is going well in terms of promoting and marketing their land, their house, the construction is really nice and the building materials are really good , they have feedback from customers who are really satisfied with their place of residence and the presentation of their respective homes.

Nevertheless, this project involves great problems which are sometimes sources of losses for the company. That is to say that they manage to demolish some buildings and this is due to the fact that they often build on State property. Some clients pay them for land and entrust the construction of their house through negligence and not beholden to the architect of the plans are missed.

The criticisms that I can bring to this project are at the management level, the manager does not use the various essential points in the management.

Poor organization at the level of the project department, the marketing is rather good insofar as the project is well sold on the market and has several clients.

Mistakes like building on government properties shouldn't happen.

Me as a manager to manage this project I will start by doing the SWOT analysis of the project so I could know the strengths, weaknesses, opportunities and threats related to the project then use the four management functions which are Planning, leading, organizing, controlling. Planning will help me recognize which objectives ought to be arranged inside his or her person area. Organize will help by taking decision related to the structure. By leading, I will be able to attain the objectives and finally controlling, I will build the performance standard. compare actual performance with the standard and take corrective action when fundamental.
