You and your team will be designing a hotel in the city of your choice (within the U.S.). Your team will be the hypothetical owners of a 100-500 room hotel. Your team will also show and promote your hotel in a Hotel Trade Show. In this project you will make several decisions and present several parts of your operating plan. At times, you will be assuming different roles in a section. At the end of the term, you will present your hotel in a trade show format made for travel agents, tour companies, industry suppliers, hotel design companies, and the general public.

Section A – City Research & The Concept (Due: Week 3)

The hotel is to be 100-500 guest rooms and must have a THEME to it. In this section, first you will conduct some basic city research and input the information into a template that will be provided. Then you will use the information to provide a brief summary (in paragraph form) of location, target markets, classification, design, and ownership type. Your decisions will be based on information that you have researched about your city. You will be given a template to use for this section and must use it.

While working as part of a team, division of duties is important. For the city research, it is suggested that you divide each of the major areas (Lodging, F&B, SEE, Travel/Tourism). Then for items 2 thru 6 it is important to discuss generally what the team wants for each and then divide the write-ups. One person does Location, one does Target Markets, and one does Classification/Design & Ownership.

1. City/State Research: Use the table in the template to complete this information.

· Lodging – should include names, types, average rates for standard rooms, and services of specific hotels within different categories in your city.

· F&B – should include names, cuisine types, and price ranges (entrees) of different types of food service operations in your city.

· Travel/Tourism – should include all types of travel to, from and within your city. This should also include where stations are located.

· Sports/Entertainment/Events – this should include entertainment venues, events (monthly), attractions, shopping spots, sports teams and venues,,,,,,essentially things to see and do in your city The more the better for this part, can help greatly to determine your target markets.

2. Location: Where will your hotel be located? Identify a specific city and state, and an address within this area (Google maps satellite view comes in really handy for this). Why did you choose to locate here? Then, provide an overview of the city that you are creating the hotel in. Include in your description tourism opportunities and the competition. This description should take into account the four Hospitality Industry Segments (Lodging, F&B, Travel & Tourism, SEE).

3. Targeted market segments: Identify and describe at least 3 specific market segments that you will be targeting. An example of a market segment would be: women business travelers, between ages 25-45, high level position, from the east coast (the main market is business). Be specific, using demographics and psychographics in these profiles. Why will you be targeting these markets? You should refer to your city research in order to provide a strong rationale.

4. Hotel Classification, Service & Design: Will you be a select service hotel, a full service hotel, or a luxury hotel (or other category)? It may NOT be economy/budget. Whatever you choose to be, you need to describe your hotel, your service strategy and WHY you selected this. In addition, describe the design and theme of your hotel and how this fits into your chosen location. Again refer to your city research.

5. Ownership: Your team does own the hotel; however, you need to decide if you will be an independent property or part of a chain. If you select to be part of that chain, you must identify the brand for that chain and why you selected it. In either case, you must explain why you have made that selection. Again refer to city research.

6. City Demographics & Average Wage Rate: This section should contain demographic information that describes your city. Include at least one graph or chart and provide explanation of this. You will need to determine what the minimum wage is for your market (minimumwage.com). This wage is for entry level employees. You will use this information later as you build schedules and other financial data.
