Development of a Project Management Plan (Total points possible 400)

Deliverables

Your company has pre-qualified to submit a bid package for Coronado Resort and Spa under a cost-plus fee and GMP contract. The project involves construction of Resort and Spa building costing $93M. As a part of the bid package, you have been asked to prepare a document explaining your project management and organizational plan based on the constraints mentioned in the statement. Prepare a 4-6 pages document (addressing all the mentioned constraints) along with a 10-12 slides PowerPoint Presentation (15-20 minutes) with voice-over as a

group and submit by Sunday, May 2nd midnight.

Each group member should assume a particular role (i.e. project manager, safety manager, etc.) and present his/her work collectively in the project document and individually in the PowerPoint (2 slides with voice-over per member). In case of individual assignment, one can assume all the roles and provide description of each role.

You don’t have to go much into the Technical Specs of the project as you are not required to design anything. All the technical information is provided to show the complexity of the project. You should prepare your management plan considering all the components and constraints described below. Please prepare your planning strategy considering all the specific information of this project and not just any generic aspects of the project management.

Project Description

The Coronado Resort and Spa, owned by Coronado Hospitality, is being constructed as a luxury high end resort. Located less than 40 miles from Washington D.C., they hope to bring in guests looking for a weekend vacation. The main building is a three story above grade with an attached four-story guest house that lodges all the rooms. The joined basement houses all the service rooms and mechanical spaces. The project duration is four years and will cost approximately $93 million. The building exterior is a combination of stone veneer and stucco. The selected construction company will be contracted with the owner through a cost-plus fee and GMP. The Resort is looking to become the first Resort of its kind to be LEED Certified.

Project complexities/constraints:

• Design-Build will be used as the project delivery method. The general contractor will hold contracts with all subcontractors while the owner hold contracts with all the architects, engineers, and consultants. The contract between the Owner and contractor will be a Cost-Plus Fee with a Guaranteed Maximum Price (GMP).

• Suggest a preferred method of construction for the structural system. With building height not being a design limitation, in respect to maximizing number of floors this can be factored into the method chosen. Much of the residential properties in surroundings are masonry and brick construction.

• The regional soil consists of a blend of deep, well drained, silty soils and clays. During footing excavation, the subsurface water level was not reached.

• The owner has set a completion date of December 2023. • It is critical that the contractor provide a safe environment for all the workers on site. The

owner wants to have an elaborated plan on zero accident strategy by the selected general contractor.

• The contractor will be required to use an Insurance Program (CCIP) which includes workers compensation and general liability. The Owner separately will purchase the Builders Risk Insurance. There is no Performance Bond on this project.

• All recycling will be collected on site and removed by a third-party company to a local recycling plant.

• The high‐end nature of this project can lead to changes in interior and exterior finishes throughout the project and it should be one of the goals of the selected general contractor to minimize the cost impact of these.

• Only the finest fixtures, furniture, and wood details are used. This requires the contractor to provide special attention to the installation process in order to ensure the best-looking product.

• Proposed LEED design includes the following features: o “Green” slate roofing made from recycled rubber and PVC piping o Minimize irrigation by using native plants and species o Maximize opportunity to use building materials made from recycled products o Use low emitting paints, carpets, and window treatments o Protection procedures in place to conserve 250 of the 340 acres

The successful management and organization of the project depend on the ability to overcome the obstacles described above (and any additional constraints), control project costs, complete the construction within the timetable, deliver quality operable facilities, and maintain a positive relationship with neighborhood. Special attention should be given to the delivery system and contract type used for the project.

2. Project PowerPoint= 100 points

Please use appropriate font size (not too big or small) to prepare your slides. The text should be clearly visible and voice of the presenter (start by introducing yourself) should be appropriately heard. Each group member should clearly put his/her name and UTEP ID on the corresponding slides. Remember this is a final group presentation so help each other to give an impression if you all are presenting in-person.
