Deck Assignment
Your team works for construction company that specializes in home extension projects such as decks, gazebos, pools.
Most of your contracts are done for commercial customers, rather than consumers.
Your team has to put together the plan for the project.
Purpose – A Deck aligns with the homeowners desire to create a back yard area for relaxation and recreation.
Scope of Work – Your company has been assigned to build decks for 20 high-end luxury homes just being finished by a housing developer. Each deck is very large 6m by 8m, and will include: foundation, decking and framing, glass panels in the hand rails, bench seats, a trellis, glass paneled railings, a stone BBQ, built-in lighting around the perimeter of the deck, and stairs from the deck down to the lawn, a height of approximately 2m.

Deck Statement of Work
Period of Performance – The work starts Dec 20 and the deck is to be completed by Feb 20 (ignore Christmas holidays). The deck can be worked on from 8am to 12 noon and 1pm to 5pm Monday – Friday only. Your company can ONLY provide one part-time PM, 3 fulltime labourers --and a part-time (50%) electrician, and a part-time (50%) natural gas installer -- no other human resources are available. The municipal inspector will be required for some activities but there is no labour cost to the construction company.
Deliverables Schedule: Completion Date March 8, 2019
Applicable Standards: Must comply with Ontario Building Code.
Acceptance Criteria: Final inspection acceptance from local Building Inspector. Acceptance from customer. Using a ball-park estimate, the developer has come up with a project estimate of $600,000.
A large custom stone BBQ (1m by 3m) is required, which has a natural gas insert. Natural gas is installed by running a natural gas line from within the home to the BBQ.
Two bench seats made out of cedar, in front of the handrails, 0.7m by 4m
The trellis is cedar, 3m by 4m by 3.5m high, and is in one corner of the deck

More Deck Details
The 20 properties that require the decks are back-to-back, with 10 from one street backing onto 10 from an adjacent parallel street (20 backyards, 10 x 2 configuration). There are no fences in this exclusive development, so workers can easily walk to any of the 20 decks.
Nothing in this project can be done in less than a day’s duration, because workers would perform a task on one deck and then move over to the remaining decks to work on the remaining decks.
Because these are very expensive homes, the developer wants all of the deck boards (the boards people walk on) to be of a synthetic deck material and not natural wood.
In the project plan, items such as screws, nails, metal brackets can be placed in a single material category called “miscellaneous hardware”.
No tools will be purchased for this project, the construction company is well equipped as this type of work is what they do.
