What is RE Taxes and how are they related to Assess?

Real estate taxes (RE taxes) are based on the government’s assessed value (Assess) of a home.  For example, real estate taxes may be 10%.  If your house has an assessed value of $500,000 you would owe $50,000 in real estate taxes every year.  If your neighbor’s house was assessed to be worth $250,000 they would owe $25,000 in real estate taxes every year.

The assessed value of a house is established when it is built and then *may* be updated over time. 

 

What is a school district vs. –high, -middle and –elementary schools?

A state is broken down into different counties.  A county is broken down into school districts.  A school district can have many high schools, middle schools or elementary schools.

The common conception is that some school districts (or high schools) are better than others.  Generally, houses in better school districts would be worth more money.  (Correlation or causation?!?)

 

What is a half bathroom?

A bathroom has a toilet, sink and shower/bath tub.  A half bathroom (also called a powder room) does NOT have a shower/bath tub.

 

What is an acre vs. square foot?

Acre is a measure of land/property.  The square foot measurement is for the size of the livable space in the house.

 

Where are these expensive Chester homes?  I don’t see them from campus.

Widener is located in the City of Chester.  The homes in the sample are in Chester County, located approximately 20 miles away.

 

What is a subdivision (Subdiv)?

A subdivision is a neighborhood that has a name.  Sometime a subdivision will have “perks” like swimming pools, walking trails or other community amenities.  If a house is NOT in a subdivision, it is a house on a road – not part of a particular community.

You will be using the Real Estate data set Preview the document to build a model to predict what a house should sell for.  (Real estate background info Preview the document)  This model will be used by a real estate agency to help their clients understand what their house should sell for so they can make an educated decision about listing price.  Secondarily, the model will be used by a home contractor.  S/he would like to be able to tell clients the selling value of adding an additional bathroom.

Part 1 of the project involves the first three steps in the data mining process: sample, explore and modify.  You will be preparing the data for model building, which will be done in Part 2 of the project.  You will need to make decisions regarding data that is in text form, missing data, potentially incorrect data, the inclusion of potential outliers, binning strategy and variable transformation.  Please make sure your decisions are justified.  Note that the specific requirements and relative weights are outlined in the rubric Preview the document.

After the data has been coded, compute descriptive statistics on all of the continuous variables. Briefly discuss the results.

There is quite a bit of discussion in this assignment.  Rather than putting the discussion in Excel, it is preferred that you prepare this assignment as a Word (or PDF) document and includes the relevant Excel output as figures.  You should submit both the Word (or PDF) file and the Excel file that contains your work.  Please note that only the Word (or PDF) file will be graded.  The Excel file will only be opened if necessary.

Different people will make different decisions which may ultimately impact the model they develop.  While there are wrong things you could do (like using a 0 for all missing values for square footage), there is not one “right” answer.  Make sure you document and justify the decisions you make.  It is fine (perhaps even ideal) to note decisions that were made because this is an academic project.  For example “Given the appropriate resources, I would have __ to get the missing values for ___.  Lacking the resources for this option, I elected to ___ recognizing that this decision ___.”

MLS - Multiple Listing Service - serves as a house ID in the real estate system
DOM - Days on Market - the number of days from when a house was listed until it was sold
PRICE - actual selling price of the house
COUNTY - county the house is located in
SUBDIV / NEI - if the house is in a named neighborhood the name is given - if the house is not in a neighborhood it might be blank of have an N/A
SCHOOL DISTRICT - either the West Chester of Unionville-Chadds Ford school district
-HIGH - students living in this house would go to this high school - please note some school districts have multiple high schools and some only have one
-MIDDLE - students living in this house would go to this middle school - please note some school districts have multiple middle schools and some only have one
-ELEM - students living in this house would go to this elementary school
TYPE - whether the structure is single or attached
DESIGN - number of stories/floors
STYLE - style of the home
