The material and its installation, used in thermal and moisture protection, is critical to any construction. Moisture protection protects an area, structure or individual membrane from the presence of water. If it is poorly installed it can cause temporary and even permanent damage which can result to be very expensive. Thermal insulation is resistant to the passage of heat, sound, and cold temperatures. If it is not properly installed the whole purpose of the insulation becomes useless, and the owner of the property can be paying extra money in heaters or AC to keep the space as desired temperature.

Spanish Tile
Some installation points to consider in the spanish tile is that the installation should move from right to left. The installer applying the lower course will always be to the left of those applying succeeding courses. After the installation of about 75-100 tiles, the roof should be inspected from the ground at a distance greater than 40 feet to determine that there are no streaks or blotches. When each course is 10-12 tiles from the end of the course, check the distance to the end with the width of the tile to determine if a slight crowding or stretching of the tile may be required to ensure a proper fit or size of the final piece of tile installed in that course.

Having a bad thermal arrangement would increase the energy used for heating and cooling the building, also the building would not retain the heat properly and the electricity and gas bills will be higher compared with a building with good insulation.
A bad moisture protection arrangement would lead to issues as moldy indoor environments and dampness. The moldy indoor environment affects the respiratory system causing coughing, wheezing and asthma aggravation. The effect of the dampness will affect the wall decoration and painting because the moisture travels through walls.

The Spanish Tile
This type of roofing materials is heavy, the installation requires the tiles to be laid in a specific pattern also they can be broken if they suffer a heavy impact, and the roof must have a relative sharp slopes, these roof tiles cannot be used in pitches less than 4:12.
For that reasons I would inspect the roof framing, it has to be very sturdy structurally in order to support the weight, also the pitch of the roof, if they are some tiles are broken, and the pattern they are laid and the overlap between tiles, this to avoid that the water and moisture gets through.

Bad thermal installed will results a discomfort not only cause lack of satisfaction but reflects a situation where there is a potential threat to health. Likewise a moisture-related issues such as damp and moldy indoor environment can lead to increased cases of upper respiratory problems, including coughing, wheezing, and asthma aggravation. As a result of such high levels of damage of having a bad moisture protection problems are also costly.
