    Imagine that you are an appraiser and you’ve been given an assignment to appraise a single family home in a suburban neighborhood. However, the client needs convincing about the approach you’re planning to use.

  2. Change in Zoning

    You complete an appraisal and estimate a well-supported value opinion; however, the client calls and informs you that the zoning of the property may change. The client now wants to know how the value would be affected. 

    • How would the value conclusion of a given appraisal would change if the property zoning was changed from residential to commercial?
    • How would the land value analysis change?
    • How can we determine if the property is in its highest and best use now that the land-use regulations have changed?
