  1. Are You Ready to Appraise? 

    Imagine that you are an appraiser and you have been given your first assignment, which is to appraise a single family home. What is your plan?  In 200 to 250 words describe the process you would go through to determine which approach to use in valuation of the property.  


    What are the three reporting options and how would you decide on the correct reporting option to use? 
    How will your approach change if the property is a condominium and not a single-family home?

    Guided Response:  Review several of your peers’ posts and identify core components that you feel should be in every plan.

Applying the USPAP Standards  translate each of the elements of the first two USPAP standards into specific actions, for example, the first element of Standard 1 is to “identify the problem to be solved.” What does an appraiser do to “identify the problem to be solved The second element asks to identify “the scope of work necessary to solve the problem.” What does it mean to identify “the scope of work necessary to solve the problem? Identify as many elements as you can, and give an example of what an appraiser does to meet each standard of practice.
