Construction projects

Construction projects are notoriously delayed causing a myriad of problems. What are some of the causes of these delays that lead to claims by owners against the   contractors?  What are some of the subsequent, or even indirect results of these delays? Can you suggest solutions including, but not limited to contractual changes, changes in  the law, or changes in trade practices that could mitigate some of these issues?
