Background: Williams is the closest KOA campground to the Grand Canyon, and they pride themselves in being a family and pet friendly base camp for Arizona adventures. Within an hour’s drive to the South Rim, KOA guests may explore Northern Arizona from the red rocks of Sedona to the Sunset Crater. Indian ruins, historic towns, and a diverse array of wildlife are also readily available. Open year-round, they have RV, tent, deluxe tent, cabin camping and deluxe cabin camping options as well as a 2000 sq. ft. souvenir/gift store close to the pool and campground check-in. Bright Angel Lodge 2 is being constructed on site to provide another type of traveling experience at their location.

The Williams KOA owners will lease retail space on the lower level east wing of Bright Angel Lodge 2 to Tents, Fireflies, and S’more (TFS), a camping toy store for kids of all ages. TFS has a large online presence and is now leasing brick and mortar space on site with a business with whom they share synergistic values.

TFS will provide customers with experiences as well as products. Tents, Fireflies, and S’more will not provide souvenirs or most convenience store items as these are available in close proximity to Bright Angel Lodge 2 either within the campground or across the highway. Instead, the store will provide limited camping gear (e.g., self-inflating mattresses, children's camping beds, high-quality sleeping bags for babies, toddlers & children, camping bunk beds from toddlers to teens), board and yard games, finger puppets, campfire stories and song books, trail mix, hot cocoa, and popcorn. Store buyers choose merchandise with the intent of contributing to meaningful family experiences while camping and traveling. They use suggestions posted on their blog and social media presence to help make selections. The store will have a warm, relaxed, inviting, fun atmosphere. The merchandise will be priced moderately rather than economically. The FF&E for the store will be midpoint range. Most customers will be in the upper lower to middle socioeconomic bracket. Tents, Fireflies, and S’more is intended to be a great place for children to play, browse, and help them foster a love of camping and games.

The owners are concerned about keeping their store open during the pandemic while protecting their customers and staff from the virus’ transmission so CDC guidelines will be followed. Three employees will be present during normal business hours. From the lodge foyer, customers will enter the store through TFS’ participation area, which includes a pool table, smaller game tables, and space for program activities. These activities will be jointly planned with the Lodge. (One such activity is reading hour—a time when children sit in a circle on carpet samples and listen to the story of the day.) Customers will continue on past the cash wrap counter into the merchandise area. There is only one additional exit at the back of the store; it is both keyed and alarmed for security. The participation and merchandise areas are on the north side of their lease area and are approximate 775 sq. ft. The north side is separated from the south side by the exit access corridor. The south side is approximately 570 sq. ft.

TFS wants their shipping, storage, business, janitor’s closet, and staff break area on the south side. Entrance to the south side is directly across from the back exit of the north side. South areas do not have to be separate rooms. TFS will not keep a large inventory on site; however, they will need approximately 40 linear feet of shelving 6’ high. The shelving needs to have castors with breaks rather than being built in. The shipping area needs to have both standing and seating height counter space to wrap packages and house a mail machine, incoming packages, and outgoing mail areas. Most of the business records are digital, but the owners need one 4 drawer

lateral, 42” wide and 18” deep. Additionally, they need an adjustable standing desk, one guest chair, task lighting, one desktop computer, and multiple areas for technology charging stations. The break area needs a table with 2 chairs, a microwave, small undercounter refrigerator, sink, and 48” of countertop divided into two heights. There will also be an ADA bathroom, approximately 64 sq. ft. with lavatory, toilet, and changing table. The far window, closest to the fire rated staircase, will be converted into an exit door through which deliveries can be made. All areas need to be appropriately lit with ambient and task lighting.
